Course Description
Transfer and Ownership - Topics covered in this course are: overview of real property deeds; liens and other encumbrances on real property; contracts for sale or purchase of real estate; financial instruments; search, examination, and title insurance; title closing; landlord and tenant relationships; surveys; mortgages and financing.

Learning Outcomes
Through the Portfolio Assessment process, students will demonstrate that they can appropriately address the following outcomes:

  • Describe the creation and recording of real property deeds
  • Identify liens and other encumbrances on real property
  • Describe contracts for sale or purchase of real property
  • Identify financial instruments for the purchase of real property
  • Identify Title Insurance and its value
  • List the steps for closing real estate sale and purchase
  • List landlord and tenant relationships
  • Describe the steps of real estate survey
  • List and define the various types of mortgages and financing.

Course Description
The student will be able to demonstrate knowledge of the complex nature of land ownership, methods of holding title and types of estates as well as a detailed understanding of the option, binder, contract, deed, mortgage and a variety of other instruments. The student should also be able to demonstrate knowledge of real property taxes and assessments, title search, title insurance and closing statements.

Learning Outcomes
Through the Portfolio Assessment process, students will demonstrate that they can appropriately address the following outcomes:

  • Compute land perimeters and area (acreage).
  • Define and explain the differences among the types of real estate titles held including, but not limited to, single ownership, ownership in severalty, ownership in common, and joint ownership.
  • Identify the steps in determining the value of real property, such as researching comparable and zoning designation.
  • Describe the process undertaken by public bodies when establishing taxation.
  • Describe real estate contracts, including option contracts, as well as binders.
  • Calculate real estate taxes.
  • Describe the essential steps involved in the legal transfer of real property--that is, closing--addressing closing costs and related ethical considerations:
    • List the specific practices that must be followed in title searches and closing exercises.
    • Calculate the amounts of the real estate agent's commission, closing costs, and selling and buying costs to both buyer and seller.
    • List the essential parts of the code of ethical practice mandated in all real estate transactions.
    • Describe the procedure for recording the deed.

    Course Description
    The student will be able to demonstrate a comprehensive knowledge of real estate investments including mortgage lending procedures and practices, real estate finance and the appraisal process. Students will also be able to demonstrate knowledge of real estate brokerage and licensing, management of property, merchandising realty, subdividing and development activity, and building construction as well as planning and zoning.

    Through the Portfolio Assessment process, students will demonstrate that they can appropriately address the following outcomes:

    • Identify the norms in mortgage lending practices and procedures for commercial properties.
    • List the steps in a property appraisal process for commercial properties; identify how comparables and zoning ordinances figure in the appraisal of commercial property.
    • List the steps in researching comparable properties for purposes of market pricing and listing commercial property.
    • Compare and contrast the pricing motives between purchasing property for specific ownership (ownership by severalty, in common, joint, or by the entirety) and/or speculation.
    • Identify requirements for a real estate license and a broker's license.
    • Describe the ethical advertising and marketing involved in the transaction of commercial real property.
    • Calculate monetary amounts involved in the transaction of real property.
    • Define types of title, title search, title insurance, property speculation, research of comparables, and mortgages for commercial properties.
    • Describe how acreage is subdivided to create building lots for site plan development.
    • List the building code requirements that must be met before construction can begin.
    • Describe the effect zoning has on development planning.

    Course Description
    Introduction to the fundamentals of real estate investment, including an overall investment strategy, analytical skills, feasibility studies, and characteristics of various types of properties.

    Learning Outcomes
    Through the Portfolio Assessment process, students will demonstrate that they can appropriately address the following outcomes:

    • Investment Strategies
      • What are appropriate strategies for real estate investors, how are the developed and what kind of property and out comes can be expected?
      • How do the results help develop strategic goals and outcomes.
    • Analytical Skills
      • What areas need to be analyzed and understood?
      • What are appropriate strategies for data development and how would that analysis be accomplished.
      • What outcomes should be expected?
    • Feasibility Studies
      • What is a feasibility study?
      • How should it be conducted?
      • What outcomes should be expected?

      Include an annotated feasibility study for a potential investment property that includes the investment strategy. This would be an excellent demonstration of course knowledge.

      Course Description
      Factors in marketing residential, business, industrial, and farm property, such as listing, prospecting, advertising, showing, determining the need of the client, qualifying clients, and closing the sale.

      • Demonstrate a solid understanding of the strategies and techniques used by real estate professionals to effectively market and sell property
      • Describe and differentiate the marketing issues of a marketing plan to obtain buyers and sellers
      • Describe and differentiate the marketing issues of a marketing plan for servicing buyers and sellers
      • Describe and differentiate the marketing issues of a marketing plan for a property
      • Describe and differentiate the marketing issues of a marketing plan for a Realtor.

       
      Real Estate Research and Feasibility Analysis   (REE-371)   3 credits

      Course Description
      Analysis of target markets; media demography, advanced real estate advertising techniques, and marketing feasibility studies. Housing formats include signs, family planned unit development, mixed development, condominiums, and rental residential developments.

      Through the Portfolio Assessment process, students will demonstrate that they can appropriately address the following outcomes:

      • How we determine the highest and best use of the property in question for the developer, the investor and the community?
      • What are the sources of both primary and secondary market data for this study?
      • How we determine the target market for the development?
      • How we develop a plan to reach the target market?
      • What specific incentives might be required in this very difficult market?

       
      Real Estate Property Management   (REE-341)   3 credits

      Course Description
      The course is designed to provide the student with knowledge and skills necessary to manage simple income producing property. Topics include utilizing sound accounting and reporting principles in a property management business, securing, qualifying, and contracting with tenants and leases; determining rentals, merchandising space, collecting rent, tenant relations, and property maintenance.
